At the time I was uncertain. Its only in hindsight it is as clear as a bell.

I think I said somewhere that I interviewd these people. Get on the phone. Chat to them. Ask them questions. Pick their brains and try and work out if you trust them. Finally make your choice. Thats what I did.

Now what I do is drop in to the Immigration office up the road from me and ask an Immigration officer. :D

One thing I did just notice on the website you posted is that they offer property inspections saying that Estate Agent inspections are not acceptable. The Estate Agent summary on my property was accepted. Makes you wonder whether some agencies try to make the visa process bigger than it actually is just trying to put people off doing it themselves.

All we did was submit a letter from the landlord outlining the size of the rooms and that they were happy for my wife to live there with me.

Photos is another myth created through forum folklore. I was influenced by the forum. The agency said no need to send so many. I still sent more than they said was necessary but it didnt do any harm. Was just superflous really.

Yeah, this is why I didn't like reading about estate agent survey supposedly not being accepted by the UKBA, we both know that is misleading at best. They obviously get a cut off the company they send round to do the survey.

Just to be clear, there is no mention of needing a survey done in the UKBA supporting documents required page.

You are spot on. But its amazing how many seek the services of the estate agent etc for this purpose. Just not necessary. The problem is that one can be driven to go overboard in ones quest to satisfy the ECO.

i cant help thinking your average UKVI case worker looks for the easiest option for refusal---like low incomes. after all--did i read some 4000 visa apps were on hold pending that court case ? do the case workers have refusal targets ?

It has been confirmed. No leeway on the income threshold.

This came out just about a week ago. I posted a thread on it.

I would love to get an insight into how the case workers go about granting or declining visas.

yes. i can just imagine some applicants sending in wads of print-outs of facebook chat--in the vain hope the case worker will be sympathetic--and blind eye the income shortfall. its just a simple matter--of the case worker going for the most obvious fail---once they get it--the rest of the application is ignored---waste of everyones time

It takes a foolish person to submit an application where the finances are not in order, might as well just throw the £1000 visa fee away, or give it me :)
