Bohol land wanted

    Hi folks

    Bit of a long shot, but I'm looking for between 1000 and 1500m2 of titled land, somewhere along the south coast between Tagbilaran and Loay. If anyone has what I'm looking for, or knows someone that might, please let me know.

    Some of my wife's family have land there but we don't know where.

    When you say "along the coast" do you mean you're looking for something with like a beach or beach front (don't know if they permit that there ?) OR do you mean along the coast road or just off it ... not in the Jungle ?:D

    Anyway, let me know and I'll get my wife to ask them.

    Hehehe... I just remembered you're the guy who's in Spain and was going on about Residencia and some legal .... whatever... expect I had an argument with you back then!!!

    Anyway, I've calmed down now you could be in luck!

    Yes it's all coming back to me now...as Celine Dion said... before the pandemic, trying to take his partner to Spain to avoid the UK visa costs and they (The Spanish Embassy?) were giving him, or her, a hard time getting a residencia or something... then he was going to file a case with the European Court or something like that...

    El mundo es un pañuelo... as they say...

    I've heard of "The world is your oyster" which is translated as "El mundo es tu ostra" but not handkerchief :lol:

    So much has happened in the years since. And so much is about to happen if I can find a piece of land. We've been back in England almost five years, but itchy feet have struck again, and a retirement in the Philippines beckons

    I'm looking for something rural - maybe even a bit jungly - but with water and electric available. A regular water supply. Not just a deep well. Think Jurassic Park but with lightning fast Internet connectivity and you wouldn't be far wrong

    I can't afford a beach lot. Because they cost a lot! And sand is not the best to build on even if permitted.

    The area I'm specifically aiming for is as close to the Loboc River as possible, but not land which floods every year. We plan to build a one-storey home there, and hopefully a few AirBnB type cabins to supplement the meagre UK State Pension.

    This is not a rush project. I have a few years before retirement (6), but I would like to secure the land asap

    When I say titled, I'm referring to taking all necessary steps to avoid the occasions when several factions within the same family all need to agree to transfer ownership, and getting them all to agree becomes akin to a hostage negotiation. And of course that the relevant taxes have been kept up to date.

    I'm a bit green to all this, and will only get one chance, so I'm cautious, but not paranoid, if that makes sense.

    Everyone has got itchy feet again after the Pandemic.
    (We are going to Spain soon on a two week family holiday).

    I took a ferry to Tagbilaran and went diving near those three islands in the NW of the map above.
    It was under-developed in May 1999 - a fan room at Alonaville was PHP 500 back then - I spent my money on diving and a few beers!

    Thats a nice area I have been up as far as Carmen, the missus has relatives on her mothers side that live over by Anda on the South East side of the island, personally i prefer Panglao but property prices there are shall we say a little on the high side.

    Wife's from that side of Bohol near Jagna. Looked at buying property on Panglao even in 2001 property was expensive, ended up buying lot in Negros Oriental.

    We may have found a lot in Sikatuna, which is a bit uphill from Loboc.

    Loboc was badly flooded after typhoon Odette. I'm not eager to have the product of my life savings (and future earnings) covered in a thick layer of mud.

    We would like to know if anyone might be able to recommend someone trustworthy, licensed and qualified to notarise the purchase and to handle to conveyancing associated with buying the lot? I know it's a complicated and drawn-out process involving many pieces of paper being exchanged, and it isn't something we would feel comfortable with, having no experience. There are sharks in most stretches of water.

    That's a very tall order. There's definitely none near me or that I know of - anything to do with land here is a nightmare...

    In our experience you need to check with the Barangay Captain and talk to the neighbours before you do anything. If the neighbours confirm it belongs to the person you're buying off and the Captain confers then take the next step - too many scumbags here getting hold of tax books and subsequently putting land in their own name, with the assistance of lawyers, that doesn't belong to them...for selling on etc.
