Ok we have come through six months apart since being married and i have got five months of payslips earning the required amount for a spouse visa.

So i wany to find suitable accomadation but my question is this.

If i rent a studio flat that is a hmo do i need a prooerty report? I read someonewhere you need everyones passport in an hmo that sounds like a nightmare, would i need everyone to comply? There is seven peolpe living in different studio flats i know its my own room with my own shower i just wonder what the gov would make of it.

Would it be easyier if i rent a studio that is with its own council tax. I wouldnt need a property report then just a council tax bill? And tenancy?

Secondley does the maintaonce thing come into effect. I earn over 19500 but after tax and paying rent and council tax my money would be very close to 500 a month the minimum needed. I dont want to move to a cheaper studio and travel miles to work unless i really have to.

It might be better to rent another one exclusive to you and your wife I'm sure you will enjoy your privacy and I'm sure that's what you need.

Yes but both are exclusive to me. Its just the hmo is cheaper and has an extra shared washing machine. But from the point of it being our own studio, do we need a property report?

It is advisable to submit one. While I note that some have had their visa without it, it's usually recommended.

They have a rule when it comes to living and accommodations, you should check out: https://www.gov.uk/government/publi...aa--2#maa6-accommodation-general-requirements

Look at 12.1 and 12.2 :) Hope this helps.
